REJUVENATION AND RESILIENCE
RENOVATIONS
Thoughtful renovations that enhance how your home lives, performs, and ages - with careful consideration for coastal conditions, materials, and long-term durability.
A CONSIDERED APPROACH
RENOVATING EXISTING HOMES
Renovations are about improving what already exists while respecting the original structure. Each project is approached with a clear understanding of how the home functions today and how it can be improved for long-term use.
From targeted upgrades to more substantial transformations, works are planned to integrate seamlessly with the existing home and surrounding environment.

ENVIRONMENTAL UNDERSTANDING
DESIGNED FOR COASTAL CONDITIONS
Many existing homes were not originally built with coastal exposure in mind. Renovation works often involve correcting material choices, detailing, or construction methods that have not performed well over time.
Upgrades focus on retro-fitting more suitable products and finishes, improving weather resistance, and addressing moisture, corrosion, and sun exposure. Careful material selection and detailing help extend the life of the home while reducing ongoing maintenance in harsh coastal conditions.
The Renovation Process
FAQs
-
We service Byron Bay, the Tweed Coast, and surrounding areas in Northern NSW including Bangalow, Brunswick Heads, Kingscliff, Cabarita, Pottsville, and Murwillumbah. Our local expertise means we understand regional building challenges - coastal conditions, bushfire requirements, and council regulations specific to Byron, Tweed, and Ballina shires. We occasionally take on projects slightly outside this area depending on scope and timing.
-
Every renovation is assigned a dedicated project manager who oversees the entire process from start to finish. You'll receive regular progress updates, have scheduled site meetings, and access to our project management system where you can track milestones and schedules. Clear communication and accountability are central to how we work.
-
Yes. Makku Builders holds full building licenses and comprehensive insurance including contract works, public liability, and home warranty insurance as required by NSW & QLD regulations. All our trades are also properly licensed and insured, giving you complete peace of mind throughout your renovation.
-
Absolutely. Many of our clients stay in their homes during renovations, and we're experienced at making this work. We'll set up dust barriers, maintain clean work areas, establish clear access routes, and schedule noisy or disruptive work around your needs. We treat your home with respect and minimise disruption to your daily life as much as possible.
-
It depends on the scope. Minor cosmetic work like painting, flooring, or kitchen replacements typically don't need approval. However, structural changes, extensions, new bathrooms, or alterations to the building envelope usually require Development Approval and a Construction Certificate. We'll assess your project during the initial consultation and can provide advice on the process.
-
Older homes often reveal surprises - asbestos, termite damage, outdated wiring, or structural issues. When we uncover unexpected problems, we document the issue, provide options with costings, and get your approval before proceeding. We build contingency allowances into our quotes for this reason and maintain transparent communication about any additional costs. Our priority is solving problems properly rather than taking shortcuts.
-
Yes. For straightforward renovations, our team can work from your ideas to develop practical solutions and working drawings. We can also recommend trusted architects and designers if you need detailed design input. We're happy to guide you through material and fixture selections, provide samples, and offer advice based on our experience with what works well in our coastal climate. Whether you want hands-on involvement or prefer us to manage the details, we'll adapt to your needs.
-
Project duration varies significantly based on scope, complexity, and whether council approvals are required. During your initial consultation, we'll provide a realistic timeline tailored to your specific project, including design, approvals, and construction phases. We factor in contingencies for weather and unexpected discoveries to set honest expectations from the start.
